By accessing or using SathiDeals.ca (the "Service"), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our Service. These terms apply to all visitors, users, and others who access the Service, including our website and mobile application.

2. Real Estate Services

SathiDeals.ca is operated by Sathi Sathiyanthan, Broker, registered with the Real Estate Council of Ontario (RECO), operating under Homelife Superstars Real Estate Ltd, Brokerage.

3. Listing Data Accuracy

Property listings displayed on SathiDeals.ca are provided by the Toronto Regional Real Estate Board (TRREB) through MLS® System. While we strive for accuracy:

• Listing information is deemed reliable but not guaranteed
• Property details, prices, and availability may change without notice
• Photos may not reflect current property conditions
• Square footage and room dimensions should be independently verified
• Sold prices are historical and may not reflect current market values

You should independently verify all information before making any real estate decisions.

4. VOW (Virtual Office Website) Terms

To access sold property data and certain exclusive information, you must agree to the VOW terms, which include:

• You have a bona fide interest in the purchase, sale, or lease of real estate
• You will use the data for personal, non-commercial purposes only
• You acknowledge TRREB's ownership and copyright of the MLS® database
• You will not copy, redistribute, or retransmit listing data

5. User Responsibilities

When using our Service, you agree to:

• Provide accurate and truthful information
• Not use the Service for any unlawful purpose
• Not attempt to gain unauthorized access to our systems
• Not scrape, copy, or reproduce listing data
• Not interfere with or disrupt the Service
• Comply with all applicable laws and regulations

6. Intellectual Property

The SathiDeals brand, logos, and original content are owned by us. MLS®, REALTOR®, and associated logos are trademarks owned by The Canadian Real Estate Association (CREA) and used under license. TRREB listing data remains the property of TRREB and its members.

7. Third-Party Services

Our Service may contain links to third-party websites or services (mortgage calculators, partner services, etc.). We are not responsible for the content, privacy policies, or practices of third-party sites. Use of partner services is subject to their own terms and conditions.

8. Limitation of Liability

To the maximum extent permitted by law, SathiDeals.ca, Sathi Sathiyanthan, and Royal LePage Your Community Realty shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. Our total liability shall not exceed the amount you paid for the Service (if any) in the 12 months preceding the claim.

9. Disclaimer of Warranties

The Service is provided "as is" and "as available" without warranties of any kind, either express or implied. We do not guarantee that the Service will be uninterrupted, secure, or error-free. Property valuations, market analyses, and estimates are for informational purposes only and should not be relied upon for making purchase decisions.

10. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any disputes shall be resolved in the courts of Ontario.

11. Changes to Terms

We reserve the right to modify these Terms at any time. Changes will be posted on this page with an updated revision date. Your continued use of the Service after changes constitutes acceptance of the new Terms.
